Remodeling a bathroom has one of the highest returns on investment. The National Association of Realtors advises their members that two rooms sell a house: the bathroom and the kitchen. If these rooms are not modern and well equipped, it reduces the probability by 20% of selling the home within 90 days. Bathrooms have become the �at home spa� with jet tubs, pulsating showers and saunas.

Make Over the tub/shower
A simple and inexpensive way to perk up a bathroom is to have the tub and/or shower recoated. You should pick a neutral color for the recoating that will complement the rest of the d�cor and fixtures. It is best to hire a contractor that specializes in recoating tubs and showers. If your budget includes replacing the tub, have a jet tub installed. It increases the resale value of your home and provides a welcome relief to your sore muscles.

Replace the fixtures
When remodeling the bathroom be sure to replace those 1980 style bare light bulb fixtures. Decorator style fixtures that match the home�s d�cor are available and prevent the bathroom from looking like it was a last minute thought.

If you are not replacing the sink, stool and tub, you should replace the faucets on the sink, tub and shower. Keep the look and style consistent. If you have a brushed nickel lavatory faucet, go with brushed nickel for the tub and shower, as well.

Update the countertops
Nothing says worn out like a dingy, avocado and orange colored countertop. The choices for bathroom countertops rival those for kitchens. You can choose from natural materials like marble and granite on the high end to the more reasonably priced laminates. Install bathroom friendly flooring
Bathroom friendly flooring is any flooring material that is not affected by water and cleansers. These include linoleum, vinyl tile, porcelain and ceramic tile, marble, granite, terracotta tile, recycled glass tile, and even some of the new laminate flooring products. Carpeting and natural wood products are not good choices for bathrooms.

Bring in natural light
If the bathroom has an exterior wall without a window or glass blocks to allow the natural light to shine in, try to incorporate the addition of a natural light source in your remodeling plans. The addition of a skylight in bathrooms located in the interior of a home is an excellent benefit. Natural light gives the room an open feeling and helps to conserve resources by reducing the need for artificial light sources.

Bathroom remodeling needs to be at the top of your home renovation list. A bathroom that is 10 years or more in age probably shows it and can use some updating. Replace any fixtures that are outdated or damaged. Add a second lavatory sink in the master bathroom, if space allows. Use neutral colors for the walls, shower curtains and window treatments.
